Located at the prestigious gated community of Tuscan Hills, our luxurious 4 bedroom villa is superbly set up to cater for a large family or two smaller families sharing. The villa is on a end lot which offers lots of privacy and overlooks a woodland area from the rear. This can be enjoyed from the large pool deck and is a great backdrop to enjoy a cool glass of wine or a relaxing dip in the pool. On a clear night you may even be lucky enough to make out the Disney fireworks.

The villa is very much a home from home inside with all the amenities and features you would expect from a upmarket property. It is very spacious and has air conditioning and heating throughout, making it an ideal residence for both short and long term vacations. 

Our management team do a great job in keeping the villa clean and tidy, both inside and out. Should you need our management team during your stay, they are available by telephone or you can pop along to their offices which can be found just 5 minutes along the US192. Outside of normal office hours you will be given an emergency number to call. 

The villa has its own luxurious 26 foot x 13 foot southwest facing private pool and spa. The pool is surrounded by a large extended patio that has much more space than a standard villa and includes a covered Lanai with ceiling fan should you prefer to sit in the shade. It is furnished with sun loungers and a table and six chairs, allowing you to dine al fresco, sit around and enjoy a cool glass of wine, or just lie back and work on topping up that tan.

The pool area is very private and backs onto woodland rather than being overlooked by other villas. It is southwest facing which gives the added advantage of being in the sunshine all day. The pool has underwater lighting and water jet features, which really adds to the character of the area especially at night time.

The luxurious raised Spa is a great way to relax and is able to accommodate up to four people at once. Not a bad way to discuss tomorrow's adventures! If you find the Pool or Spa is a little cool for your liking, it can be fully heated at an additional charge (recommended from October to March).

The pool deck is fully screened which helps to keep the pool clean and the wildlife out, and it does not affect your tan in any way. The pool is serviced weekly so you can be sure it is clean and safe to swim in, and there are a selection of pool toys for the children to play with.

Other features of the pool deck include direct access to a pool side bathroom (master suite 1 en-suite), and a pool safety fence and door alarm for peace of mind should young children be staying at the villa. The fence takes only minutes to put in place. For your safety and comfort unbreakable glasses and tableware are provided for use around the pool deck area.

The villa has a large open plan seating area called the Family room. It is located at the rear of the property and has patio doors which look out over the pool deck and woodland beyond. The room contains two luxurious sofas, a large comfortable chair, and an entertainment centre. This includes a large 32" LCD television with cable TV, DVD system and a selection of children's and family films.

The room has four windows along one wall, which along with the patio doors leading out onto the pool deck lets in lots of natural light. This and the high cathedral ceiling gives it a very comfortable feel and a ceiling fan ensures that the whole area stays nice and cool.

If you need a bit of quiet time, send the children to the clubhouse or the pool area and come relax in the family room with a good book.

Kitchen - The large modern fully fitted kitchen comes complete with every modern convenience, including a cooker, microwave, American style fridge/freezer/ice machine, dishwasher, toaster, kettle, coffee machine and smoothie maker. There is also a good selection of cutlery and crockery (including plastic dishes and glasses provided for your safety when dining by the pool area). The only thing you need to provide is the food!

There is a telephone from which all local calls are free and other calls are charged as taken. If you bring your laptop with you there is free Internet access at the villa. 

Laundry Area - Should you wish to do any laundry, we have a high capacity washing machine, tumble drier, iron and ironing board located in the laundry cupboard. 

The villa contains four large bedrooms allowing up to 8 adults to sleep comfortably. Each of the bedrooms has a 19" LCD television with cable TV, radio alarm clock and a built-in closet and drawers. All the bedding is provided and the beds are made with clean linen before you arrive. Extra bedding is provided should you need it. The villa has air-conditioning throughout, so will remain at a constant cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

Master Suite 1 - The first Master Suite is located at the rear of the villa. It has a fantastic King sized bed and a luxurious en-suite bathroom complete with a garden tub/bath, huge walk-in Shower, his n hers basins and vanity mirrors, and a separate WC. The final touch of elegance is your own private access via patio doors out onto the pool deck.

• Master Suite 2 - The second Master Suite features a Queen sized bed and a en-suite bathroom complete with a bath/shower unit, WC, basin and large vanity mirror.

• Bedrooms 3 & 4 - Bedroom 3 and 4 each contain two single beds making them ideal rooms for any children in your party. Bedroom 4 is located at the front of the villa and has a large window looking out over the front of the property. It also has a PlayStation 2 with a selection of games. Located conveniently between the two bedrooms is the villas third bathroom which has a bath/shower unit, WC, basin and large vanity mirror.

If you still need to squeeze in a couple more people, there is a double sized sofa bed located in the family room. 

To add to your enjoyment we have converted our two car garage into a fun Games Room. The room has ceiling fans and a seating area. It features a  pool table with overhead light, an air hockey table, table football and an electronic dartboard. 

Additionally, the clubhouse at Tuscan Hills also features a Games room with a pool table, air hockey table and table football. There is also a fully equipped gym complete with a running machine, cross trainer, exercise bike and multi-gym, and outside the clubhouse is a tennis court, sand volleyball court and a children's play area. All these amenities are available for you to use at no extra cost.

Even though we have converted the garage, the villa still has a wide driveway which can easily accommodate two large vehicles side by side.

The villa has two dining areas, the Dining room and the Breakfast Nook. 

Dining Room - The dining room is located next to the Family room and kitchen area. It has a good sized modern wooden table and six chairs, and is ideal for those special dining occasions as well as the more casual ones. A large window gives the room a fresh and spacious feel.

Breakfast Nook - The breakfast nook looks out on to the Lanai and pool area. It features a wooden table and four chairs.
